Beach House Plans

Beach house plans are primarily vacation home plans designed to be built on a beach, or facing a lake or any body of water. Beach house plans are typically contemporary or modern with open spaces to capture views. Although some beach house plans may be raised up on pilings, most are of conventional construction (see specific floor plans for foundation types included). Garage Plan with Exterior Porch

The Charleston Carriage House is a 2 car garage with 792 sq. ft. of living quarters above. With siding exterior and decorative details, this garage plan is reminiscent of a country barn. It would be perfect temporary quarters during construction of your permanent home. Or it could serve as an in-law apartment, nanny quarters, college student apartment, etc. This garage plan features an eat-in kitchen area, a spacious family room, a bathroom and a bedroom with both a clothes closet and storage closet. Two more closets, as well as an oversized pantry, provide maximum storage in minimum space. Laundry appliances could be positioned in the garage adjacent to the mechanical area. A shady covered porch is perfect for relaxing with friends. We have shown an outdoor fireplace in our rendering to help you plan your recreational space.

Craftsman Ranch w/Countless Features

This sophisticated southern country home, with its updated Craftsman facade and spacious interior design, is both flexible and dramatic. The Long Meadow has a three car garage, screened porch, spacious country kitchen, an optional 1,535 sq. ft. bonus area and an optional 2,352 sq. ft. basement make this home irresistible!

Relax in the luxurious master suite which includes a tray ceiling, a sitting area, his and hers walk-in closets, and exquisite bath. The 14′-3″ x 22′-6″ country kitchen, with a walk-in pantry, is open to the vaulted family room. A French door leads to the vaulted screened porch. The deck is accessible from both the screened porch and master bedroom. A decorative square column and tray ceiling adorn the elegant dining room. Bedrooms two and three each feature walk-in closets and individual baths. Tucked behind the functional laundry room are stairs accessing the optional basement and future bonus area.

Understanding Blueprints

Your blueprint plans and specifications are the documents used by your builder and contractors to instruct them on how to build your new home. Each set of blueprints should include floor plans; plans for the foundation and information on footings and framing; front, side and rear elevations; roof plan; electrical layout and kitchen cabinet layout; and construction details.

A very popular blueprint package for individuals who will be making modifications to their house plans are reproducibles. A reproducible set gives an architect, builder or other construction professional the ability to make changes to the drawings without having to redraw the house plans.

Luxury House Plan w/Master on Main

This lovely 2,697 square foot Jim Wells design features a split 3-car garage, a spacious front porch and a brick, stone and siding exterior. The Highland Plan has an entry that unfolds to a columned dining room and a home office. The large gourmet kitchen has an angled breakfast nook and a snack bar to provide additional seating and food prep space. Cabinets and shelves in the breakfast area offer pantry storage space. The center island holds a cook-top. A welcoming fireplace warms the two-story family room.

There are many different types of roofing materials available now asphalt shingles,wood shingles and shakes, clay tile, slate, metal, and fiber.

It is recommended that you choose a basic style and color, and then search for the quality and installation that will fit your budget.
